What the Dutch rental market demands

The market decides more than your budget does. These are the conditions we build your file against.

  • Most landlords require a gross income of three to four times the monthly rent, evidenced by a contract and recent payslips.
  • Without a Dutch income history, expect to be asked for an employer statement, a bank guarantee or a larger deposit.
  • Deposits are capped at two months of basic rent for contracts signed since 1 July 2023.
  • A BSN is not needed to sign a lease, but it is needed to register at the address, and registration unlocks almost everything else.
  • We work in Rotterdam, Europoort and the wider port region. Beyond that radius we will say so rather than take the assignment.
  • We act for you and never for the landlord, and we take no commission from either side of the transaction.

Investment figures represent our professional service fees only and are intended as a guideline. Government fees (including IND filing fees), VAT, legalisation and apostille costs, sworn translations, consular charges and any third-party expenses are not included unless explicitly stated in the proposal.

We are open about one thing: no honest consultancy can guarantee you a specific home in this market. What we can promise is speed, a complete file and a strong local network, which is what wins homes. Pricing depends on your search area and timeline and is confirmed during your intake.

How the search actually works

How long does it take to find a home?

In the Rotterdam region, four to eight weeks is realistic in the upper and furnished segment, and longer below 1,500 euro a month where competition is fiercest. Popular properties are gone within forty-eight hours, so speed of response matters more than breadth of search.

Can you view properties before I arrive?

Yes, and most clients start that way. We attend on your behalf and send a written verdict with video the same day, which is enough to commit from abroad without gambling on photographs.

Fixed-term or indefinite contract?

Since 1 July 2024 most new residential leases must be for an indefinite period, with fixed-term contracts allowed only in defined situations such as a landlord's temporary absence. The change works in your favour, and we check which regime your contract falls under before you sign.

Furnished, unfurnished, or something in between?

Dutch listings distinguish kaal, sometimes without flooring or even light fittings, gestoffeerd with floors and curtains, and gemeubileerd fully furnished. The difference can run to several thousand euro on arrival, and it is the detail newcomers most often miss in a listing.

Frequently asked questions

Can you find housing that accepts pets?

Yes, though it narrows the field. Many Dutch landlords are hesitant about pets, so we raise it upfront, target pet-friendly landlords and present your pet properly in the dossier rather than letting it surface as a surprise.

Can I register my address (BSN) at the home you find?

We only pursue homes where registration with the municipality is permitted. Registration is essential for your BSN, health insurance and bank account, so we verify it with the landlord before you commit.

Should I rent furnished or unfurnished?

Furnished costs more per month but lets you land with two suitcases. Unfurnished, which in the Netherlands can mean no flooring or light fixtures, suits stays of several years. We help you run the numbers for your situation.
